Luddon Construction is proud to announce the successful completion of a major Design & Build multi-phase redevelopment programme for Oregon Timber Frame at their manufacturing facility in Selkirk, Scottish Borders.
Delivered over an 18-month period, this Design & Build project highlights Luddon’s capability as a principal contractor, responsible for design development, coordination and construction across simultaneous workfaces in a live operational environment.
Oregon Timber required a new, modern, and spacious office facility to support expanding operations and to enable the demolition of their existing office, unlocking valuable yard space and expansion in the North & South Factory.
Luddon broke ground in April 2024 and successfully completed the new office in January 2025.
Alongside the office construction, Oregon commissioned significant expansion works to both the North and South factories. These packages commenced in August 2024 and were completed in October 2025, aligning with production schedules and operational requirements.
The project demonstrated the breadth of Luddon’s in-house expertise and the support and quality of our delivery partners, including:
• Construction of a new office building, including full internal fit-out, M&E installation, and high-quality interior design and decoration.
• Demolition of the existing office following successful decant into the new premises.
• Major civil engineering works, including the placement of 12,500m² of phased concrete hardstanding.
• Factory extensions to both the North and South facilities, carried out within live production environments.
• Utility diversions and terminations to support new building footprints and factory operations.
• Supervision of machinery fit-out and operational interfaces within the expanded factory areas.
• Construction of a new car park, built to conservation specification.
In addition to Luddon’s own construction activities, the project required close management of several client-direct work packages, which were procured separately by Oregon Timber. Luddon assumed full coordination responsibility to ensure these works were integrated safely and efficiently into the overall programme.
The Selkirk development stands as a strong example of Luddon Construction’s ability to manage complex, multi-disciplinary projects while maintaining operational continuity for the client. The integration of office, civil, industrial, and client-direct works , executed to a high standard and within a live environment, demonstrates the capability and professionalism of the entire Luddon team.
